The hotel is in a quieter part of Venice. We were upgraded to the junior suite on arrival which was a welcome surprise, the breakfast is excellent and the staff are very friendly and helpful. The hotel is for adults only which we very much appreciate. If you are looking for a luxurious hide away in Venice with all the comforts of a 5-star childfree accommodation, look no further. We highly recommend it!

As soon as we arrived treatment with so much hospitality, all staff especially Gloria was amazing. Location was fantastic, the room amazing and we even stayed another night. Help was always on hand and the staff went above and beyound. Will be recomending this hotel to others for sure and cant wait to visit again. Balissimo

Helpful and friendly staff, lovely room, clean and restful ambience. Very good communication overall and great knowlege and helpfulness in recommending places to visit (including restaurants) and arranging travel / transfer. I would also highly recommend the Venice Jazz Club.

Super location, easy access to the waterfront and restaurants at San Basilio and towards Accademia and the Rialto for crossing the Grand Canal towards St. Mark's Square. Plenty of eating out options nearby as well as comfortable bars. Also a short walk from the railway and water taxi/vaporetti stations. The hotel has a relaxing, quiet atmosphere and provides welcome respite from the hustle and bustle elsewhere. Owner and staff all very friendly and helpful which added to the wonderful experience.

The property was eclectic, welcoming garden, welcoming staff. The only issue was the waitress did not even offer us water. Everybody else in the hotel were so pleasant and willing to help with whatever was needed.

Our trip to Italy started off with several setbacks (flight cancelled, lost bags). When we arrived at Excess, we were tired & cranky. The gentleman who greeted us was amazingly pleasant and friendly. Upon entering our room, the staff had provided a bottle of champagne to celebrate our anniversary. The trip turned around for the better from that moment forward. Excess is on our agenda to revisit in the future.

Fantastic boutique hotel perfectly situated only a short walk outside the extremely busy San Marco area. Lovely and very friendly staff, great facilities. Definitely a place we will return to the next time were visiting Venice!

They didnt realize I had made a booking in your platform too many platforms to monitor and so didnt have a room for me. So without telling me they sent me to a smaller and much less nice hotel nearby. So I had none of the joy of staying at the property I booked.

The confort of the hotel and elegance. The staff was very friendly and very nice dressed. The location of the hotel is very close by the Big Channel and also close by Main station , San Marco Square and all important objectives. I highly recomand this hotel !
